1Initial meeting
We sit down with the board, the property manager, and your contractor if you have already chosen one. If you have not, we can put the project in front of several reputable painting companies we stand behind so you get real bids to compare. The initial meeting we will seek to get to know everyone, understand your goals, review any concerns and determine next steps.
2Site review & scope
An on-site walk documents substrates, exposure, existing coatings, problem areas, and square footage so the scope reflects the actual property. This stage is crucial, as repairs or issues that require repair before painting begins will be identified and incorporated into the scope of the job. The correct preparation is the crux of product performance. Our attention to detail, industry expertise and experience will give you peace of mind that the job will get done right.
3Specification & system plan
We write a coating system by substrate — surface preparation, primer, topcoat, and sheen — with our Benjamin Moore representative, and the specification is backed by a Benjamin Moore warranty so every bid prices the same work.
4Bidding & contractor selection
The written spec goes out for apples-to-apples bids. If you need contractors, we bring in reputable painting contractors who buy from us and know these systems to walk the property and bid it.
5Color selection & approvals
Color is often the most stressful part of a repaint, and we are here to make it the easiest part. Some communities need only a few colors; others compare eight full schemes across multiple buildings. We start by listening to what the board already has in mind, then help you narrow the direction and guide you through recommendations that suit the architecture, the coastal exposure, and the character of the community. Once the field is narrowed, we provide renderings and drawdowns of the finalists, along with building mock-ups and presentation materials the board can review and vote on with confidence.
6Finalizing details
Final pricing, product warranty documentation, delivery and gate logistics, and a staging plan for material on the property.
7Active fulfillment
Phased delivery building by building, tint-to-order color batches, and a rep checking in while crews are working. We keep an active record of the project on file — colors, formulas, sheens, and product specs — so anything ordered mid-project matches exactly.
8Job Completion
We walk the job a final time with your contractor to confirm the written specifications were followed, so the Benjamin Moore warranty can be executed on the completed work. You get touch-up kits, the final color and formula record for the property, and maintenance recommendations for the next cycle. Every detail of your project stays on file long-term for future reference or your next repaint, so board members, managers, and residents can stop in any time to see their community's approved colors and options — and we are here for any future touch-up or maintenance supplies that keep the building looking beautiful.
