The same program every project follows, so boards, managers, and contractors always know what happens next.

Intake & stakeholders
We identify the board members, property manager, and approvers, gather building history, and set a realistic timeline before anyone quotes a gallon.

Site review & scope
An on-site walk documents substrates, exposure, existing coatings, problem areas, and square footage so the scope reflects the actual property.

Specification & system plan
We write a coating system by substrate — prep, primer, topcoat, and sheen — with our Benjamin Moore representative, so every bid prices the same work.

Bidding & contractor selection
The written spec goes to your contractors for apples-to-apples bids. We can also point you to painting contractors who buy from us and know these systems.

Color selection & approvals
Scheme options, drawdowns, and building mock-ups for board review, with presentation materials the board can vote on.

Pre-start
Final pricing, product warranty documentation, delivery and gate logistics, and a staging plan for material on the property.

Active fulfillment
Phased delivery building by building, tint-to-order color batches, and a rep checking in while crews are working.

Closeout
Touch-up kits, the final color and formula record for the property, and maintenance recommendations kept on file for the next cycle.

Do you work directly with HOA boards or only with contractors?
Both. Boards and property managers come to us for the color scheme, the specification, and the product warranty; contractors come to us for the material and the pricing. Often we are working with all three on the same building.
How far ahead should a community start planning a repaint?
Give yourself several months before the first brush. Board approvals, color votes, bidding, and scheduling around season take longer than the painting does.
Can you help write the paint specification for bidding?
Yes — that is one of the most valuable things we do. A written system by substrate means every contractor bids the same work and you can compare numbers honestly.
What coatings hold up on the South Florida coast?
Salt air, UV, and driving rain punish a building. We spec by exposure — the ocean-facing elevation is not the same job as the courtyard — and involve our Benjamin Moore representative on the system.
Do you deliver to the property?
Yes. We stage phased deliveries building by building so crews are never waiting on material and the property is not storing pallets it does not need yet.
