Which floor coating is right for your surface?

Four directions cover almost every floor in South Florida. Find the one that matches how your surface is used, then come see us with your square footage.

Walkable outdoor surfaces
Hot tires: Not recommended

Water-based floor & porch coatings

Walkable outdoor surfaces — patios, porches, lanais, walkways, pool decks

Easy, low-odor acrylic coatings that go down with a roller and clean up with soap and water. They are the right answer for surfaces people walk on, not surfaces cars park on.

Choose it when

  • Concrete patios, porches, lanais, screened decks and walkways
  • You want low odor and a same-day recoat window
  • The surface is foot traffic only
  • You want the widest color selection

Skip it when

  • Cars park on it — hot tires will lift a water-based film
  • The slab has active moisture or hydrostatic pressure

Effort: Clean, etch or profile, two coats. Weekend job for most patios.

Epoxy systems for garages

Garage floors, workshops, storage bays — with decorative flake and texture

Two-part epoxy builds a thick, hard film that resists oil, chemicals and wheeled traffic. Broadcast color flake into the wet coat for a showroom look that also hides dirt and adds grip.

Choose it when

  • Garages, workshops and utility rooms
  • You want the decorative flake look and a built-up, seamless surface
  • Oil, brake fluid and dropped tools are part of daily life
  • You are willing to prep properly — grind or acid etch

Skip it when

  • Full sun exposure — most epoxies amber and chalk outdoors without a UV topcoat
  • The slab is damp or has never been moisture tested

Effort: Prep is most of the job. Mixed in batches with a limited pot life.

Xylene-based (solvent) coatings

Solvent-carried acrylics bite into the concrete instead of sitting on top of it, which is exactly why they survive hot tire pickup. This is the driveway answer.

Choose it when

  • Driveways, aprons, carports and parking pads
  • Hot tires park directly on the coating
  • You want a coating that re-dissolves into itself for easy future recoats

Skip it when

  • You cannot ventilate — these are strong-solvent products requiring proper respiratory protection
  • The area is enclosed or occupied during application

Effort: Ventilation and PPE are mandatory. Thin coats, no puddling.

Hot tires: Good

Sealers for pavers

Brick, travertine and concrete pavers — driveways, pool decks, patios

Sealers are not paint. They soak in to lock sand in the joints, deepen the color, and make spills and rust easier to clean without changing the surface you already paid for.

Choose it when

  • You like your pavers and want them protected, not covered
  • Joint sand keeps washing out
  • You want a wet look, a natural matte look, or somewhere between

Skip it when

  • You want to change the color — that is a coating, not a sealer
  • Pavers are new and still curing, or efflorescence has not been removed

Effort: Clean, dry fully, spray or roll. Sheen level is chosen up front.

Safety first

Every floor coating should have non-skid in it

This is the one piece of advice we give on every floor sale, retail or pro.

We recommend non-skid additive in every floor coating, without exception.

Any coating or sealer applied to a floor, driveway, patio, pool deck, walkway or garage makes that surface smoother and more slippery than bare concrete or pavers — especially when it is wet.

Hessler Paint & Hardware recommends that non-skid / anti-slip additive be mixed into the final coat of every floor coating and sealer we sell. We will supply it and show you how to keep it suspended while you roll.

If you choose not to add non-skid, you accept full responsibility for the finished surface and for any slip, fall, injury, or property damage that results. Hessler Paint & Hardware is not responsible or liable for any accident, injury, claim, or loss arising from a floor coating applied without non-skid additive, or from non-skid additive that was supplied but not used.

This recommendation is safety guidance, not a product warranty. Slip resistance also depends on prep, application, texture, cleaning and maintenance.

If you choose to decline non-skid additive, we will ask you to acknowledge this warning in writing at checkout so there is no confusion later about what was recommended.

FAQ

Common floor coating questions

What coating should I use on a driveway where cars park?
A xylene-based (solvent) acrylic coating. Hot tires soften and lift water-based films; a solvent coating bites into the concrete and holds up to hot tire pickup.
Can I use garage epoxy outside?
Most epoxies amber and chalk in full Florida sun unless they are protected with a UV-stable topcoat. For open patios and walkways, use a water-based floor and porch coating instead.
Do I have to add non-skid to floor paint?
We recommend it on every floor coating and sealer we sell, without exception. A coated floor is smoother than bare concrete, and dramatically more slippery when wet. We supply the additive and show you how to keep it suspended while rolling.
Is a paver sealer the same as paint?
No. A sealer soaks in to lock joint sand, deepen the existing color, and make spills easier to clean. It does not change the color of your pavers.
